este o persoana care are pregatirea  profesionala necesara, capacitatea si experienta de a efectua o  evaluare.&lt;br /&gt;Evaluatorul imobiliar va fi o persoana cu o buna reputatie care :&lt;br /&gt;- a obtinut o pregatire profesionala adecvata, in cadrul unui centru  de pregatire&lt;br /&gt;recunoscut, sau o calificare academica echivalenta ;&lt;br /&gt;- are experienta adecvata si este competent in evaluarea pe piata si  categoria&lt;br /&gt;respectiva de active ;&lt;br /&gt;- cunoaste, intelege si poate pune in aplicare in mod corect acele  metode si&lt;br /&gt;tehnici recunoscute care sunt necesare pentru efectuarea unei  evaluari&lt;br /&gt;credibile ;&lt;br /&gt;- este membru al unui organism national profesional de evaluare  recunoscut;&lt;br /&gt;urmeaza un program de instruire profesionala ;&lt;br /&gt;- respecta toate cerintele Codului Deontologic.&lt;br /&gt;Tinand cont de faptul ca un evaluator imobiliar, care indeplineste  misiuni in conformitate cu Standardele Internationale de Evaluare,  trebuie sa respecte cerintele privind impartialitatea, obiectivitatea  profesionala si transparenta solicitata in baza acestui Cod Deontologic,  acest evaluator imobiliar trebuie sa respecte solicitarile privind  independenta lui, aferente mai multor misiuni.&lt;br /&gt;&lt;br /&gt;Evaluatorul imobiliar va mentine in permanenta un standard inalt de  onestitate si integritate si isi va desfasura activitatile astfel incat  sa nu prejudicieze clientii, publicul, profesia sau organismul national  profesional de evaluare din care face parte.&lt;br /&gt;&lt;b&gt;Integritate&lt;/b&gt;&lt;br /&gt;- un evaluator imobiliar nu trebuie sa actioneze în mod inselator  sau fraudulos ;&lt;br /&gt;- un evaluator imobiliar nu trebuie sa redacteze si sa comunice in  mod constient&lt;br /&gt;un raport care contine opinii si analize false, inexacte sau  partinitoare.&lt;br /&gt;- un evaluator imobiliar nu trebuie sa contribuie sau sa participe  la un serviciu&lt;br /&gt;de evaluare pe care alti evaluatori il considera ca nejustificat.&lt;br /&gt;- un evaluator imobiliar trebuie sa actioneze legal si sa respecte  legile si&lt;br /&gt;reglementarile tarii in care isi desfasoara activitatea sau în care  indeplineste o&lt;br /&gt;anumita misiune.&lt;br /&gt;- un evaluator imobiliar nu trebuie sa prezinte denaturat/neadevarat  calificarile sale profesionale sau sa sugereze o astfel de prezentare.&lt;br /&gt;- un evaluator imobiliar nu va folosi in mod constient pretentii sau  reclame&lt;br /&gt;false, eronate sau exagerate, cu intentia de a-si asigura lucrari de  evaluare.&lt;br /&gt;- un evaluator imobiliar va avea grija ca orice salariat sau  colaborator subordonat,&lt;br /&gt;care ia parte la misiune, sa respecte acest Cod Deontologic.&lt;br /&gt;&lt;b&gt;Conflicte de interese&lt;/b&gt;&lt;br /&gt;- un evaluator imobiliar nu trebuie sa actioneze pentru una sau mai  multe parti&lt;br /&gt;in aceeasi problema, cu exceptia unui consimtamant in scris al celor&lt;br /&gt;implicati.&lt;br /&gt;- un evaluator imobiliar trebuie sa ia toate masurile necesare  pentru a nu se ivi&lt;br /&gt;conflicte intre interesele clientilor sai si cele ale altor clienti,  ale&lt;br /&gt;evaluatorului, ale firmei sale, rudelor, prietenilor sau  asociatilor. Posibilele&lt;br /&gt;conflicte vor fi evidentiate in scris, inainte de acceptarea  instructiunilor&lt;br /&gt;clientului. Orice astfel de conflicte, pe care evaluatorul le  descopera ulterior,&lt;br /&gt;trebuie sa fie imediat comunicate.
